What are home measurement services?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure the property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a measurement service, an appraiser measures the property with a measuring tool — either a tape or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, patios, and pantries. They may sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area and the overall layout of the home. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and occasionally go unverified — which means you may be taxed for more space than you actually have! Unless an appraiser has executed a recent evaluation or measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before disputing what you're taxed. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling your home

A measurement service can secure fair market value for your property. Square footage is one of the most important elements potential buyers examine when purchasing a home — but since these values are frequently estimated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the number of interested buyers. The only reliable method of using a definitive GLA when listing your property is to refer to a previous appraisal or home measurement service performed by a certified appraiser (after any remodeling that might have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that accurately reflects market value, we suggest asking for a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a fantastic marketing tool to interest potential buyers since they can see the layout and features of the property before and after a walkthrough.
